So, you’ve completed step one and procured a home market evaluation from your real estate agent – great! Now is the perfect time to ask your agent for tricks of the trade to prepare your home for listing.

Standing out in a sea of similarly priced homes can be a challenge. Capture the attention of buyers before they even step in your home with curb appeal! A tidy, well-landscaped yard can set the stage for the inside of your home; take steps to put away yard tools and toys, cut the lawn, and trim your hedges. A pop of colour with hanging baskets can also do wonders.

Picture walking through staged model homes – what do they all have in common? Aside from professional stag- ing, you’ll notice that the emphasis is on the space rather than personal trin- kets and treasures. Homebuyers want to imagine themselves in your space and visualize the potential for their family. Emphasize the spacious living areas by creating a somewhat blank canvas with a fresh coat of neutral paint for pro- spective buyers.

When prepping your home for the market, another area to remember to declutter is closets and under your sinks! It is good practice to put your- selves in the shoes of all of your po- tential buyers; what would you do look at and look for in a home? Would you want to see if all your coats and shoes would fit in the front hall closet? Or, if there is easy access to plumbing under the sink? I know I would! Try hosting a garage sale to declutter, and put a little bit of coffee money in your pocket.

While you may not have the time or resources for an extensive renovation, these little steps can help close a sale! Remember, it only takes one buyer to sell your home!
