Zoning By-law Amendments – 1223 Government Road & 214 Synton Street

The Council of the Township of Whitewater Region heard a public meeting “That Council of the Township of Whitewater Region:

  1. Approve an amendment to the zoning category of the property described as Part of Lot 5, Westmeath Concession 6 EML, Government Road, from “Rural (RU) Zone” to “Rural – Exception Thirty-Two (RU-E32) Zone”; and
  2. Authorize the Mayor and Clerk to execute a Development Agreement with Seth Ashworth to implement the recommendation of the Aggregate Impact Assessment.”

Planner Ivan Burton presented the application, which was applied for by Seth Ashworth.

“Essentially his property is currently zoned rural, while allowed for a single dwelling.” Burton said. “But due to the current proximity to the active aggregate extracton pit, there is a current distance limit of 150m.”

He said that the amendment would reduce the minimum distance to 40 metres, and that an environmental impact assessment determined that there would be minimal to no impact “to either the pit or his dwelling.”.

“There is an existing single-family home between Mr. Ashworth’s home and the pit. The impacts to the pit already exist due to the proximity of the single-family dwelling.”

The applicant was not present.

Councillor Mackay asked if the pit was still in use, which Burton confirmed was true – that it was currently used for ‘septics’.

The motion was carried.

Zoning By-law Amendment – 214 Synton Street

The motion was withdrawn on behalf of the applicant according to Mayor Moore, so the council ‘would not be acting on it.
